Staging Checklist
Complete before the first photograph is taken
Check each item as you complete it. All 40 items across six categories should be done before a photographer sets foot in your home. Every photograph where a defect or clutter appears costs you money.
- ✓Remove no fewer than one-third of furniture from every room
- ✓Pack all family photographs and personal collections completely
- ✓Clear every counter, shelf, table, and windowsill throughout the home
- ✓Empty garage and storage spaces by at least half
- ✓Pack away seasonal items, sports equipment, and hobby materials
- ✓Remove items you plan to take — replace any fixtures staying with the home

- ✓Replace all burnt-out bulbs — use high wattage in every socket
- ✓Oil all squeaky hinges — a squeak signals deferred maintenance
- ✓Mow, edge, and trim all lawn areas the morning before every showing
- ✓Add fresh mulch to all flower beds — reads as cared for, not neglected
- ✓Plant seasonal flowers at the entry — $40 investment, outsized impact
- ✓Paint or thoroughly clean the front door — first close-up buyers see
- ✓Ensure house numbers and mailbox are clean and clearly visible
- ✓Remove all yard tools, hoses, toys, and garbage bins from sight
- ✓Power-wash the driveway and front walkway
- ✓Clear all kitchen countertops completely — one or two items maximum
- ✓Clean the sink until it shines — no dishes, no water spots
- ✓Wipe down all appliance faces, cabinet fronts, and drawer pulls

- ✓Put out fresh coordinated towels and quality hand soap in every bathroom
- ✓Remove all personal toiletries from bathroom counters and shelves
- ✓Re-caulk any visible mildew or discoloration in tile or grout
- ✓Add fresh neutral towels and quality hand soap to every bathroom
- ✓Place fresh flowers in the kitchen and primary living area
- ✓Arrange furniture to maximize flow — remove pieces that block sightlines
- ✓Ensure every room is well-lit — layer floor lamps with overhead lighting
- ✓Add a simple centerpiece to the dining table
- ✓Make all beds to hotel standard before every showing and open house
- ✓Set temperature to a comfortable level for every showing
A $40 can of neutral paint can prevent a $1,500 price reduction. Fresh flowers in the kitchen cost $12 and tell a buyer this home is cared for. Cleaning the inside of the microwave takes three minutes and shows a buyer the previous owners were thorough. Every item on this checklist is a negotiation that already happened — before anyone made an offer.
