Step Four — Prepare Your Home
Step Four

Prepare and stage your home to command top dollar.

Buyers cannot visualize potential. They evaluate what is directly in front of them and discount aggressively for anything that requires imagination. Every item on this checklist is a dollar amount in your final offer — not a suggestion.

Staging Checklist

Complete before the first photograph is taken

Check each item as you complete it. All 40 items across six categories should be done before a photographer sets foot in your home. Every photograph where a defect or clutter appears costs you money.

Declutter and Depersonalize
ROI note: Decluttering returns $2,000-$5,000 on average. Buyers mentally reduce their offer for every sign of crowding or personalization they see.
  • Remove no fewer than one-third of furniture from every room
  • Pack all family photographs and personal collections completely
  • Clear every counter, shelf, table, and windowsill throughout the home
  • Empty garage and storage spaces by at least half
  • Pack away seasonal items, sports equipment, and hobby materials
  • Remove items you plan to take — replace any fixtures staying with the home
Deep Clean
ROI note: A deep clean costs $200-$500 and eliminates the single most common reason buyers reject a showing: odor. One strong smell ends a tour before the buyer reaches the kitchen.
  • Deep-clean every room, surface, and fixture throughout the home
  • Clean all windows and screens inside and out — natural light sells homes
  • Scrub kitchen appliances inside and out — buyers open every door
  • Clean inside all cabinets and closets — buyers look everywhere
  • Steam clean all carpets — odor is the most common showing killer
  • Power-wash driveway, walkways, and all exterior surfaces
Repairs and Maintenance
ROI note: A $40 can of neutral paint can prevent a $500-$1,500 price reduction. A dripping faucet signals neglected maintenance. Buyers price in risk.
  • Fix all sticky doors, sticking drawers, and loose hardware
  • Repair dripping faucets and running toilets — buyers notice water sounds
  • Re-caulk tubs, showers, and sinks where any discoloration shows
  • Touch up paint on walls, trim, and doors throughout the home
  • Replace all burnt-out bulbs — use high wattage in every socket
  • Oil all squeaky hinges — a squeak signals deferred maintenance
Curb Appeal
ROI note: 94% of buyers form their opinion of a home from the street before they walk in the door. You have one chance at that impression.
  • Mow, edge, and trim all lawn areas the morning before every showing
  • Add fresh mulch to all flower beds — reads as cared for, not neglected
  • Plant seasonal flowers at the entry — $40 investment, outsized impact
  • Paint or thoroughly clean the front door — first close-up buyers see
  • Ensure house numbers and mailbox are clean and clearly visible
  • Remove all yard tools, hoses, toys, and garbage bins from sight
  • Power-wash the driveway and front walkway
Kitchen and Bathrooms
ROI note: Kitchens and bathrooms sell homes. 68% of agents say staging the kitchen is among the highest-impact rooms. NAR, 2025 Profile of Home Staging.
  • Clear all kitchen countertops completely — one or two items maximum
  • Clean the sink until it shines — no dishes, no water spots
  • Wipe down all appliance faces, cabinet fronts, and drawer pulls
  • Clean inside the microwave — buyers always open it
  • Scrub all bathroom sinks, toilets, showers, and tubs to spotless condition
  • Put out fresh coordinated towels and quality hand soap in every bathroom
  • Remove all personal toiletries from bathroom counters and shelves
  • Re-caulk any visible mildew or discoloration in tile or grout
Staging the Interior
ROI note: Staged homes averaged 109% of list price in Q2 and Q3 2025 — 9% over asking. Real Estate Staging Association, 2025.
  • Add fresh neutral towels and quality hand soap to every bathroom
  • Place fresh flowers in the kitchen and primary living area
  • Arrange furniture to maximize flow — remove pieces that block sightlines
  • Ensure every room is well-lit — layer floor lamps with overhead lighting
  • Add a simple centerpiece to the dining table
  • Make all beds to hotel standard before every showing and open house
  • Set temperature to a comfortable level for every showing
The law of thousands. A buyer who notices an aging dishwasher mentally subtracts $1,000 from their offer — even when replacement costs $600. A cluttered room signals a smaller home. One strong odor ends a showing before the buyer reaches the kitchen. Data from the International Association of Home Staging Professionals shows the average price reduction on unstaged homes runs 5–20 times higher than staging would have cost. Buyers do not see what you fixed. They only see what you missed.

A $40 can of neutral paint can prevent a $1,500 price reduction. Fresh flowers in the kitchen cost $12 and tell a buyer this home is cared for. Cleaning the inside of the microwave takes three minutes and shows a buyer the previous owners were thorough. Every item on this checklist is a negotiation that already happened — before anyone made an offer.

Professional Photography

The most important $200 you will spend in this entire process

Most FSBO sellers take their own listing photos on their phone. This is one of the most costly decisions in the entire process — and one of the easiest to fix. Professional real estate photography costs $150–$300 and returns multiples of that investment.

If you only do one thing on this entire page, hire a professional photographer. Buyers spend 60% of their online viewing time looking at listing photos. Your first photograph is your first showing. A buyer who sees a dark, cluttered, or poorly framed photo does not schedule a visit. They click to the next listing. Professional photography costs less than one day of carrying costs and returns multiples of that investment at closing. In Northeast Ohio, expect to pay $150–$300 for a full session. Photographers in the transaction partners directory on the Close the Deal page can be booked directly.
